Lincoln Park Bathroom Gut Renovation: From Dated to Designer
This single-family home on N Sheffield Ave in Chicago's Lincoln Park neighborhood was long overdue for a bathroom upgrade. The existing bathroom showed its age with outdated fixtures, worn tile, and a layout that felt cramped and uninspired. Our client wanted a complete transformation — not a cosmetic refresh, but a full gut renovation that would deliver a modern, spa-inspired bathroom worthy of one of Chicago's most desirable neighborhoods.
We started with a complete demolition, stripping the bathroom down to the studs. Everything came out — the old vanity, flooring, wall tile, shower, toilet, and all existing plumbing fixtures. This clean-slate approach allowed us to address the home's older plumbing and electrical infrastructure, bringing everything up to current Chicago building code before rebuilding.
The design concept centered on a cohesive blue-gray color palette that feels both contemporary and timeless. The custom-built vanity cabinet in a sophisticated blue-gray finish anchors the space, featuring shaker-style doors with soft-close hinges and matte black pulls. The generous countertop surface in white quartz provides bright contrast against the darker cabinetry while offering a durable, low-maintenance surface that will look pristine for years.
The real showstopper is the decorative pattern floor tile. This blue and white cement-look tile features an intricate floral medallion pattern that transforms the floor into a work of art. The tile's blue tones were carefully selected to coordinate with the vanity color, creating visual harmony throughout the space. Pattern tile like this has become one of the most requested design elements in Lincoln Park bathroom renovations — it adds personality and character that plain tile simply cannot match.
For the walk-in shower, we installed dark charcoal gray subway tile in a classic brick-lay pattern, creating a moody, spa-like enclosure that contrasts beautifully with the lighter walls and patterned floor. A frameless glass shower door with matte black hardware keeps the space feeling open and airy while providing a clean, modern line. The Kohler shower valve and fixtures deliver consistent water pressure and temperature control with the reliability our clients expect.
Every fixture in this bathroom is Kohler — from the shower valve and showerhead to the undermount sink faucet. We chose Kohler for this project because of their proven track record in residential applications and the breadth of their matte black finish options, which allowed us to maintain a unified hardware palette throughout the bathroom. The compact one-piece Kohler toilet completes the suite with a clean, low-profile design that maximizes floor space.
The matte black hardware theme carries through every detail — towel bars, toilet paper holder, shower door handle, cabinet pulls, and door knob all match in the same finish. This level of coordination is what separates a professional renovation from a DIY job and gives the bathroom that cohesive, designed feel.
Complete rough plumbing was done for all new fixture locations, and the electrical system was updated with new wiring, proper GFCI outlets, and modern lighting. Fresh drywall and a clean coat of neutral gray paint on the walls provide the perfect backdrop that lets the tile, vanity, and fixtures take center stage.
From first demo to final walkthrough, this Lincoln Park bathroom gut renovation took five weeks and was delivered at $35,000 all-inclusive — covering every material, every fixture, all labor, plumbing, electrical, tile installation, glass enclosure, and cleanup. No surprise costs, no change orders. Just a beautiful finished bathroom that our client can enjoy for decades.
