Village Rules

Do I need a permit to remodel in Hinsdale?

Usually yes — the Village of Hinsdale lists remodels, renovations and alterations as permit work, and only cosmetic jobs like painting, trim and flooring are exempt. Two things set the calendar before a wall comes down, and one thing you should ask every contractor for.

When you need a permit

The Village lists remodels, renovations and alterations as permit work, along with additions, new construction, foundation repairs, decks and patios, driveways, fences, generators, solar panels, pools, water heaters, water service work and the demolition of any structure.

No permit is needed for one-for-one replacement of single-family windows, doors, siding and roofing, or for painting, millwork and trim, or flooring and refinishing.

Landmarked homes

Hinsdale lists 25 designated landmarks — 20 individual properties plus five on the National Register. A landmarked home needs a Certificate of Appropriateness from the Historic Preservation Commission before exterior work, and it has to be in hand before the permit issues.

Interior-only work on a house that is not landmarked does not go through that review. We check the designation before the design is finalised.

Ask any contractor for these three

The Village registers general contractors, and the bar is public:

  • Current Village of Hinsdale registration — $250 a year, $125 after July 1
  • A signed $10,000 surety bond for the full licence year
  • A certificate of insurance at $500,000 / $1,000,000 combined single limit
  • The Village named as certificate holder and additional insured

FAQ

Your Hinsdale Bathroom, Start to Finish: Common Questions

Bathroom projects in Hinsdale run $28,000 to $75,000 in our 2026 pricing. A powder room refresh sits below that at $8,000 to $15,000, a complete gut of a standard 40 to 60 square foot bathroom runs $25,000 to $45,000, and a primary suite with dual vanities, a freestanding tub and a separate shower runs $45,000 to $75,000 or more.
A powder room refresh takes one to two weeks and a full gut of a standard bathroom three to four weeks of construction. Design, selections and the Village of Hinsdale permit all happen before that, which is why we file the permit while tile and fixtures are being ordered rather than after they arrive.
Usually yes. The Village of Hinsdale lists remodels, renovations and alterations as permit work, and a bathroom almost always involves plumbing. Replacing a vanity, a toilet and finishes like tile and paint in place is closer to the work the Village lists as needing no permit. We confirm the scope with the Village first.
Moving the toilet, the shower drain or the vanity is the single biggest lever on a bathroom price, because it means opening the floor and reworking the waste line rather than connecting to what is there. Keeping the fixtures where they are is what holds a Hinsdale bathroom near the bottom of the $28,000 to $75,000 range.
They are the most requested add-on we install. Radiant floor heating starts at $2,500 for a standard bathroom and can be added to any project above $25,000. It goes under the tile, so it has to be decided before the floor is set, not after — which is the only reason we raise it early.
Larger than a city condo, because the rooms are larger and there are usually several of them. Of the 98 residential permits the Village of Hinsdale valued this year, the median project across all work was $71,950 — which is roughly a primary suite, or two full bathrooms done together.
Often, and it usually saves money. The same crew, the same permit and the same delivery cover both rooms, and the tile and stone order goes in once. We price each room as its own line so you can see what the second one actually costs before you decide.
Statewide numbers blend a Rockford powder room with a Winnetka primary suite, which is why they are close to useless for planning. Our own 2026 pricing for this area is $8,000 to $15,000 for a powder room, $25,000 to $45,000 for a full gut, and $45,000 to $75,000 or more for a primary suite.
In Hinsdale, not for a full bathroom. Ten thousand dollars covers a powder room refresh — new vanity, toilet, fixtures, paint and flooring in the same footprint — and our powder rooms start at $8,000. A full bathroom taken back to the studs starts at $25,000 because the tile, waterproofing and plumbing are the cost.
Labour and tile, not the fixtures people shop for. Waterproofing, setting tile and the plumbing rough-in take the most skilled hours, and a shower is far more work than a tub. Moving the toilet, the shower drain or the vanity is the single biggest lever on the final number.
Moving the plumbing without a reason, choosing tile after demolition has started, and skipping waterproofing where it does not show. Each one costs money later: a relocated drain opens the floor, a late tile choice stalls the crew, and a shower that was not waterproofed properly comes back as a ceiling stain downstairs.
