Basement Remodeling in Hinsdale

Assembly Squad Remodeling finishes lower levels in Hinsdale: family rooms and theatres, gyms, guest suites with a bedroom and full bath, wet bars and wine rooms, playrooms and laundry. Before any of that we deal with what is actually under the house — water, ceiling height and a legal way out — because those three decide whether the finished room is still right in ten years. One team draws it, files the Village of Hinsdale permit and builds it under one fixed-price contract.

What We Build Below Grade

What do we build in a Hinsdale basement?

Finished lower levels: family rooms and theatres, gyms, guest suites with a bedroom and full bath, wet bars, wine rooms, playrooms and laundry. Plus the unglamorous work underneath — moisture, ceiling height and egress — which is what decides whether the rest of it lasts.

Village Rules

Do I need a permit to remodel in Hinsdale?

Usually yes — the Village of Hinsdale lists remodels, renovations and alterations as permit work, and only cosmetic jobs like painting, trim and flooring are exempt. Two things set the calendar before a wall comes down, and one thing you should ask every contractor for.

When you need a permit

The Village lists remodels, renovations and alterations as permit work, along with additions, new construction, foundation repairs, decks and patios, driveways, fences, generators, solar panels, pools, water heaters, water service work and the demolition of any structure.

No permit is needed for one-for-one replacement of single-family windows, doors, siding and roofing, or for painting, millwork and trim, or flooring and refinishing.

Landmarked homes

Hinsdale lists 25 designated landmarks — 20 individual properties plus five on the National Register. A landmarked home needs a Certificate of Appropriateness from the Historic Preservation Commission before exterior work, and it has to be in hand before the permit issues.

Interior-only work on a house that is not landmarked does not go through that review. We check the designation before the design is finalised.

Ask any contractor for these three

The Village registers general contractors, and the bar is public:

  • Current Village of Hinsdale registration — $250 a year, $125 after July 1
  • A signed $10,000 surety bond for the full licence year
  • A certificate of insurance at $500,000 / $1,000,000 combined single limit
  • The Village named as certificate holder and additional insured

FAQ

Basement Remodeling in Hinsdale: Common Questions

A finished basement in Hinsdale runs $65,000 to $150,000 in our 2026 pricing, over eight to fourteen weeks of construction. Adding a full bathroom adds $25,000 to $45,000 because the slab has to be broken to rough in waste and supply. The Village's five basement permits this year had a median stated value of $67,458.
Yes. The Village of Hinsdale lists remodels, renovations and alterations as permit work, and finishing a basement involves framing, electrical and usually plumbing and mechanical changes. Egress and ceiling height are inspected items, not matters of preference, which is the main reason the permit matters here.
Only with a legal way out. A basement bedroom needs an egress window large enough to climb through, in a well deep enough to stand in, and cutting one means saw-cutting the foundation wall and excavating outside. Budget from $6,500. Without it the room can be an office or a den, but it is not a bedroom.
Then that is the first line of the scope, not an afterthought. Drain tile, the sump and its backup, grading and a vapour barrier all get dealt with before a stud goes up. Finishing over a wet basement is the most expensive mistake available down there, because the repair means taking the new work back out.
It is the first thing we measure. Finished height is what is left under the joists once framing, ductwork and lighting are in, and in a pre-war Hinsdale house the ducts are usually the problem rather than the joists. Rerouting mechanical runs to recover height is normal work, and it is priced before design is finalised.
Eight to fourteen weeks of construction, longer than a kitchen because more of it is built from nothing. Framing, mechanical rerouting, insulation and drywall all happen before any finish goes in, and an egress window or a new bathroom adds excavation and slab work to the front of that schedule.
