Attic Conversions and Bonus Rooms in Hinsdale

Assembly Squad Remodeling turns Hinsdale attics into rooms the code recognises as living space: bedrooms with a bath, home offices, playrooms, gyms and guest suites. The finishes are the easy part. What decides whether the project works is underneath them — standing height, what the floor can carry, a stair that meets code, insulation and heat, and a way out that is not the staircase. One team draws it, files the Village of Hinsdale permit and builds it under one fixed-price contract.

2026 Pricing

What does an attic conversion cost in Hinsdale?

Our 2026 pricing. An attic conversion is the alternative to building an addition, which is why the comparison below matters more than the headline number.

Bonus room$55K–$80KOffice, playroom or gym · no bathroom, no dormer
Bedroom with a bath$80K–$110KEgress, plumbing run up, full bath · 8–14 weeks
Adding a dormeradd $25K–$60KWhere there is not enough standing height to start
Versus an addition$200,000The median Hinsdale addition permit in 2026

That last figure is the point. The Village of Hinsdale issued 12 addition permits between January and August 2026 with a median stated construction value of $200,000. An attic conversion buys a room for a third to a half of that, without giving up garden. Across all 643 permits we read, not one was a standalone attic conversion — dormers appeared twice, both attached to larger projects. We read all 643 Village permits for 2026

Village Rules

Do I need a permit to remodel in Hinsdale?

Usually yes — the Village of Hinsdale lists remodels, renovations and alterations as permit work, and only cosmetic jobs like painting, trim and flooring are exempt. Two things set the calendar before a wall comes down, and one thing you should ask every contractor for.

When you need a permit

The Village lists remodels, renovations and alterations as permit work, along with additions, new construction, foundation repairs, decks and patios, driveways, fences, generators, solar panels, pools, water heaters, water service work and the demolition of any structure.

No permit is needed for one-for-one replacement of single-family windows, doors, siding and roofing, or for painting, millwork and trim, or flooring and refinishing.

Landmarked homes

Hinsdale lists 25 designated landmarks — 20 individual properties plus five on the National Register. A landmarked home needs a Certificate of Appropriateness from the Historic Preservation Commission before exterior work, and it has to be in hand before the permit issues.

Interior-only work on a house that is not landmarked does not go through that review. We check the designation before the design is finalised.

Ask any contractor for these three

The Village registers general contractors, and the bar is public:

  • Current Village of Hinsdale registration — $250 a year, $125 after July 1
  • A signed $10,000 surety bond for the full licence year
  • A certificate of insurance at $500,000 / $1,000,000 combined single limit
  • The Village named as certificate holder and additional insured

FAQ

Attic Conversions and Bonus Rooms in Hinsdale: Common Questions

A bonus room — an office, playroom or gym with no bathroom and no dormer — runs $55,000 to $80,000 in our 2026 pricing. A bedroom with a full bath runs $80,000 to $110,000 over eight to fourteen weeks. Adding a dormer where there is not enough standing height adds $25,000 to $60,000 on top.
Usually by a wide margin. The Village of Hinsdale issued twelve addition permits this year with a median stated construction value of $200,000. An attic conversion buys a comparable room for a third to a half of that, and it does not take garden or move the footprint of the house.
It is the first thing we measure, before anything is drawn. If the standing height is not there across enough of the floor, the answer is a dormer rather than a compromise, and that is a $25,000 to $60,000 decision. Knowing it at the start is the difference between a budget and a surprise.
Only with a way out that is not the staircase — a window large enough to climb through, or a second route. That is an inspected item, not a preference. Without it the room can be an office, a playroom or a gym, but it cannot be sold or described as a bedroom.
Often not as built. Attic framing in older Hinsdale houses is frequently sized for storage rather than for people, furniture and a bathroom. Sistering the existing joists or adding new ones is routine work and it is priced in the contract, not discovered halfway through.
Yes. The Village of Hinsdale lists remodels, renovations and alterations as permit work, and turning storage into living space involves framing, insulation, electrical and usually mechanical and plumbing changes. Height, egress and floor load are all inspected, which is exactly why the permit protects you here.
